Why does FaulknerProperty.co.uk take references on everyone who applies to rent a property?
FaulknerProperty.co.uk specialises in quality properties and we have a responsibility to our landlords to ensure we let them to quality tenants. Quite simply, we reference everyone that applies to ensure they have a good credit score and are in a position to meet the monthly payments.
How long will my initial tenancy last?
Most are six or twelve months.
Can I renew the tenancy at the end of that period?
Yes — if both you and your landlord are happy to do so. Well before the end of the tenancy, we'll write to you and ask whether you want to renew.
Why do I need to pay a deposit?
We take and hold a deposit to ensure that tenants leave properties in the condition they find them. Although we allow for fair wear and tear, any damage must be paid for.
Who pays the utility bills?
Utilities, such as gas, oil, electricity, together with water and sewage charges are paid for by the tenant. In rare instances, some or all of these may be included in the rent. You'll know what bills you're responsible for long before the start of the tenancy.
Who pays the Council Tax?
In virtually all instances, the tenant is responsible for Council Tax payments.
Do I need insurance?
The landlord will insure the building, but we strongly recommend you take out contents insurance for your own furnishings, etc. You can organise this yourself — or arrange it through one of our in-branch independent financial advisers.
Who do I pay my rent to?
Unless otherwise advised by us, rent should always be paid by standing order to FaulknerProperty.co.uk
What about a TV licence?
If you have a TV at the property, it's your responsibility to get a TV licence.
Are there items in the property that I'll need to replace on a day-to-day basis?
Light bulbs, cooker hood filters and water filters, where applicable — these are the kind of consumables you may need to replace periodically.
Can I have pets at the property?
Some landlords are happy for tenants to have pets. You should check the terms of the tenancy and discuss with FaulknerProperty.co.uk before taking on a pet.
What happens if something goes wrong with the property?
You'll be told at the onset of the tenancy whether the ongoing management is with Lampons or not. If it isn't, you'll be given the landlord's contact details. If we manage the property — and we tend to look after the majority — you should contact the Management team in Milton Keynes 01908 321200
Am I allowed to decorate the property?
You need to submit a request in writing to our office. If we come back and say the landlord is happy for you to do so, you can.
Can I leave before the end of a fixed term tenancy?
No, not normally. Though in some circumstances, we may be able to negotiate with the landlord on your behalf to surrender your lease early. However, you must remember you are responsible for the rent up to the end of the agreement unless we can find a new tenant. In addition, you will incur additional charges to cover the re-letting of the property.
